House prices down up to 30% from peak, opening door for first-home buyers

New Zealand’s housing market remains sluggish, but a sharp decline in property values from their pandemic-era highs is creating fresh opportunities for first-home buyers across the country.

Latest property data shows the average New Zealand home is now valued at $808,187, down 0.1 percent over the past three months and 0.6 percent compared with a year ago.

While headline figures show national house prices sitting around 17 percent below the market peak reached in early 2022, the picture becomes even more striking when inflation is taken into account. In real terms, property values have fallen by approximately 30 percent, effectively taking house prices back to levels last seen around 2016.

The biggest declines have been recorded in the country’s largest cities. Auckland’s real house prices have dropped by around 37 percent, while Wellington has seen an even steeper decline of nearly 39 percent from peak levels.

Property experts say the market has remained largely flat throughout 2026, with neither buyers nor sellers showing much urgency. Buyers are taking their time before making decisions, while many sellers are reluctant to significantly lower their asking prices.

A combination of higher borrowing costs in recent years, weaker consumer confidence, slower retail spending and ongoing economic uncertainty has continued to put pressure on the housing market.

Despite the softer market conditions, experts believe a major further drop in prices is unlikely. Improved affordability, lower mortgage rates compared with recent peaks and growing housing supply are helping stabilise the market.

For first-home buyers, however, current conditions are proving far more favourable than they were during the housing boom.

In Auckland, a large number of newly built townhouses entering the market is helping keep prices in check and providing buyers with more choice. Wellington is also experiencing downward pressure on prices as new housing supply continues to grow.

Property analysts say buyers now have greater negotiating power than they have had for several years, making the current market one of the most accessible for first-home purchasers in recent times.

While some further modest price declines cannot be ruled out, experts say the market is increasingly shifting in favour of buyers, particularly those looking to get onto the property ladder for the first time.
